Cedar Park Property Tour Features Eight Great Homes

This morning I participated in the Cedar Park (north) broker tour and got to see some fantastic listings! I really am quite impressed with how all of the homes are staged to sell! The majority of today’s homes were priced in the mid-$100’s. Typically on property tours, the agents really tear into the lack of staging a home needs or how a home needs de-cluttering…but this tour seemed quite different! It may have just been luck of the draw, or it may be a sign that sellers are really listening to the advice of their Realtors and stagers!

USDA Program Available for Select Cedar Park Homes

Out of the eight homes we saw, four are eligible for the USDA loan program. If you are not familiar with the USDA loan program, it allows buyers to buy a home – in specific rural areas – with no down payment and minimal closing costs. When some buyers hear rural, they think of a home way out in the country, with no amenities or shopping nearby. However, as today’s tour showed, you can find a home that meets the USDA loan eligibility in a great subdivision in popular Cedar Park that’s near schools, shopping and dining.

1918 Marysol Trl

The home that I had on the property tour was 1918 Marysol Trl. Located in Trails at Carriage Hills, my listing was just completely rebuilt and many elements of it (roof, drywall, wiring, plumbing, flooring, cabinets, Low E3 windows, radiant barrier and more!) are brand new. So, not only can you find great homes in this area that are well priced, sometimes you can even find a home that’s been completely renovated with all of the other benefits I mentioned above!

My take-away from today’s tour was that no matter if you have money saved up for a down payment or need a government program like USDA to help you into a home, you won’t be disappointed with the homes available in Cedar Park. Let me know if you want me to send you a list of the homes on today’s property tour, or if you would like to go see them in person!

Are Cypress Creek Townhomes a Smart Buy in Cedar Park?

I recently had an opportunity to learn more information about Cypress Creek Townhomes, and I wanted to pass along some time-sensitive information about what might be Cedar Park’s best-kept secret.  This nice and quiet community is peacefully tucked away in the south area of Cedar Park that is easy access to Hwy 183 and minutes to shopping, restaurants, and ACC college, Malls, new convention center, and has excellent schools.  The homes have garages, a community swimming pool, and some have greenbelt lots.  There are floor plans with the master bedroom downstairs and there are 1 story plans available! The HOA includes water, trash, sewer, landscaping and exterior maintenance of the buildings!

At current interest rates and current prices at this condo community, a buyer can own for less than it would cost to rent!  These opportunities don’t happen often, as pricing usually adjusts from supply & demand when compared to rental rates in any given area.  As of right now, total payments including HOA for Cypress Creek townhomes would be approximately $1050- $1250 per month!

The homes feature many upgrades and start at 1282 sq. ft. and with today’s specials they are currently priced in the $130’s. And, I’ve been told that the builder will pay your closing costs, too.  I know from my experience that there are special financing programs that are available for buyers to purchase with as little as ZERO down!

New Home Construction Accelerates in Crystal Falls

Looking for a brand new home in the northern suburbs of Austin for under $500,000 that’s move-in ready? Better look quick and a good place to start might be in Crystal Falls in Leander / Cedar Park.  Hindsight is 20/20 as the saying goes and right now may be the best opportunity a buyer has to snag a brand new home at a great price, big enough to spread out in and grow roots for a long time to come without having to go through the construction process or possibly even wait for a lot to come available.

Lot Inventory Shrinking

According to the Austin American Statesman article published July 6 and quoting Bill Hinckley, president of the Lookout Group Inc., a Texas-based real estate and investment company that is Crystal Falls‘ master developer, every builder he knows in the area is scrambling around looking for lots to buy.

Also quoted in the article was Terry Mitchel, a local real estate developer who said that with a 6-7 month inventory of new and existing homes for sale there is no excess housing inventory here and with 2000 lots currently available to build on in the area, inventory is being depleted faster than it can be replaced. He believes there may be evidence of a tighter housing market here as early as 2011.

Stunning Views

Right now there are 23 new homes for sale in Crystal Falls. They range in size from 2300 to over 4000 square feet and in price from $345,000 to over $700,000. With most of them having 4 or 5 bedrooms and three car garages, they’ll make a great home for any growing or large household. The amenities in Crystal Falls are excellent and many of these homes offer hill country, greenbelt and stunning panoramic views.

There are several builders in Crystal Falls including David Weekley, Perry, Mercedes, Drees and Highland Homes, so buyers have many options and floorplans to choose from. Also, Taylor Morrison Homes has just completed a purchase of 1200 lots in the Highlands at Crystal Falls. They estimate that they will begin construction in September and that their new homes will range in price from $200,000 to over $600,000.

Best Time to Buy

Buyers looking for a new home, take advantage of this opportunity to pick and choose what you want without going through the hassle of construction, get it for a comparative bargain, and secure historically low financing. There is evidence to indicate this may not last much longer.

Average Price Up, DOM Down in Twin Creeks

The statistics for a neighborhood can change daily as houses move from one status to the next and then finally sell.  In Twin Creeks for instance, six of the active listings have come on the market within just the past week, causing an increase in inventory of approximately 20% as summer approaches and the buying season heats up.  Using these reports and comparing average solds to the same period a year ago, as shown in the following table, also indicates the average selling price has moved up and days on the market has moved down.  This information bodes well for homeowners in Twin Creeks who want to sell.

 Twin Creeks Neighborhood  Has  Appeal

Market Analysis Reports are important, but statistics alone don’t tell the whole story.  Condition of the home, the immediate surroundings, expired and withdrawn listings, and what other similar houses have sold  for or are currently for sale are just a few other factors that must be taken into consideration in determining  the value a property.

It is worth noting however, that withdrawn listings have been minimal in 2010, solds are in stellar condition, and Twin Creeks overall is a very strong neighborhood with a lot of appeal for the buying public

Cave Day In Cedar Park

This Saturday, April 17, from 10:00 a.m. to 4:00 p.m. is Cave Day in Cedar Park. The City of Cedar Park – Parks and Recreation Department will be sponsoring this event and The Texas Cave Conservancy will be offering cave related activities at various sites.

Cedar Park Facts

There are over one thousand caves in urban areas across Texas and over 759 of these are in Williamson County. The caves in Cedar Park and Williamson County are home to several unusual species of insects and mammals including the cave cricket, the cave beetle, certain types of bats and raccoons. Some of these are on the endangered species list.

The Texas Cave Conservancy, a non-profit organization formed in 1984 in New Braunfels, Texas, by a group of concerned cavers, works to protect and preserve many of these caves through cave management and the formation of cave preserves.

Great Family Event for Cedar Park Residents and Visitors

If you are like many of the local residents or newcomers to our area who are literally ‘in the dark’ about caves in Texas, this event will be a fantastic opportunity to not only learn more about the caves in our area, but also to visit some of them. There will be five separate sites available to visit, including Discovery Well Cave Preserve, Buttercup Cave Preserve, Twin Creeks Historical Area, Avery Ranch Cave, and the Dies Ranch Treasure Cave. Each location will offer tours, information, and either hiking trails, cave access, or both.

For directions and more information on Cave Day, visit the Texas Cave Conservancy website at http://texascaves.org/cave_day.html or contact the City of Cedar Park-Parks & Recreation Department at 512-401-5500. See you on Saturday!

Cedar Park Broker Property Tour Features 10 Great Homes For Sale

Today we participated in the Cedar Park Real Estate / Broker Property Tour, and got a chance to see first-hand a sampling of the various homes for sale in Avery Ranch, Vista Oaks, The Ranch at Brushy Creek and Davis Springs.

Why Are Broker Property Tours Important?

Broker Property Tours are great for both listing agents and their selling clients. For listing agents, it offers a great opportunity to network with your peers and showcase your property to other agents who may have a client. For sellers, having your home on the Property Tour is invaluable. The listing broker receives feedback on your home from all of the other listing brokers in the area, and that feedback is key to getting your home sold.

What is Hot, What is Not

Having a group of Austin Realtors together is always an interesting experience. Today, we spoke to our peers about their experiences with buyers on what is selling today, and what is not.

So what are buyers looking for and making offers on in the Cedar Park area right now?

Based on today’s tour, buyers are more demanding than ever. They want hardwood floors, stainless steel appliances, large yards, and everything in tip-top condition. They want a turn-key house that requires little work. Home improvement television shows are more popular than ever, and unfortunately, they have given buyers the perception that home improvements cost 200%-500% more than they actually do.

What are buyers specifically avoiding?

Buyers are not interested in homes that aren’t priced appropriately. When it’s a buyer’s market, homes have to be priced correctly or they will not generate offers. You cannot start high and slowly grind lower expecting to generate offers. You have to make your home sale-ready, and price it aggressively.

How To Get Your Home on a Cedar Park Broker Tour?

To get your home on the next broker tour in your Austin area, you’ll need to list your property with a Realtor who is willing to participate. In order for a listing to be on the tour, the listing has to be accepted by the tour sponsor AND the broker must be present for the tour to showcase the home and answer questions.

We at Team Ensor + Austin Real Estate feel that broker tours are ESSENTIAL to selling homes, and we always add our listings to as many tours as we can get them on. It’s part of our marketing campaign, and the feedback is much appreciated by our sellers.
