Is Austin Surviving the Recession?

Forbes has been compiling data since the real estate debacle of modern times begun a few years ago.  Their most recent study is of several metro areas with relatively low unemployment rates from 2007-2009. Their reason: to determine which major US cities are poised to not only survive, but recover the fastest from the housing recession.  The results:  Austin has tied Washington DC for the #1 spot on the list of cities that seem to be surviving the recession. 

In this two-year time frame, the number of jobs in Austin rose by .98% with the job-growth expectancy of 8.09% growth over the next three years.

As for housing, other states in the country saw a run-up in home prices that led to a “bubble burst” effect that Texas did not have.  There was not an excessive overbuilding in Texas, so the demand sustained.  Texas also did not have a statistically-significant amount of ARM mortgages, although we did have a fair share of Alt-A mortgages.

As a professional in the real estate business, I firmly believe that Forbes is right on target.  I have seen the demand of Austin real estate for residential buyers dramatically increase, and I have also experienced a similar increase in areas surrounding Austin like Bastrop

We truly believe that now is the best time to buy a new Austin home.  We think that interest rates are only going to go higher, and that even if the tax credits get extended, that the overall cost-to-purchase makes now THE time to buy and become a homeowner.  If you’re curious about what’s out there, we have a great site to use if you’re interested in checking out Austin homes for sale.

Cedar Park Events and Entertainment for Friends, Families

When looking for fun and exciting things to do with friends or family, what once required a trip to Austin to experience can now be found here in Cedar Park.  

Events at Cedar Park Center

This April 21-25, a visit to The Cedar Park Center for Disney On Ice is sure to please the entire family.  Worlds of Fantasy, Feld Entertainment’s action-packed ice spectacular features four fun-filled classic and current Disney stories.  Showcased will be characters from Disney/Pixar’s Cars, Disney’s The Lion King and The Little Mermaid, as well as the magical cast of Fairies from Walt Disney Pictures Tinker Bell. Tickets for performances at Cedar Park Center are on sale now.

Cedar Park Nightlife

If instead what you’re looking for is a night out, that can be found at The Dig Pub,  at 401 Cypress Creek Road.  Beer aficianados especially, will love the selection of 20-25 beers on tap, and not the usual beers.  Quickly becoming known for the best suds on the north side, hit The Dig any night before 7 for half price happy hour.

Cedar Park Karaoke

Finally, who could pass up the opportunity for a fabulous evening of Karaoke?  If that’s you, head straight to Spotlight Karaoke, at 601 E. Whitestone Blvd.  The ambience is  great, as the crowds will attest.  You won’t have to wait long to clear your pipes on a Saturday night, and any song you can think of will be found in their books.

UT Students: Should You Wait to Find Lodging For The Fall?

University of Texas students should be looking for UT campus condos and apartments in early spring (right now!) for the upcoming Fall semester. Prices for apartments usually are higher in June and August when students are looking for dorms or places to live during the school year. It’s the law of supply and demand. The students who preleased get their foot in the door to better lodging and prices.

The Cost of Waiting to Lease UT Campus Condos

I recently found an apartment for some students that was very reasonable to rent, but I was quoted one price to rent now and quoted another price if your lease starts in August. When you try to prelease the apartment it jumps up $50-$100 dollars per month or more! The cost in August is even higher for students looking at the last minute. The cost of the everything is going up and everyone including students are trying to get the best price and lodging. The best way to attain this goal is to look now! Get the best price and location because if you wait for June and August you are going to be disappointed when the best locations for the price a lodging are gone. A perfect example of what I am talking about: if you have a UT campus home you would like to lease, if you try to put it on craiglist in July or August you can get it leased the same day because you have many students looking, and you can command a high price.
