Low Inventory & Strong Demand Pushing Scofield Farms Prices Higher

According to January 2014 data from the Austin Board of Realtors, we have TWO months of inventory when it comes to single-family homes in the Austin area. What does this mean to the average buyer or seller in Austin? It means that we are very much still in a seller’s market.

As we creep into the Spring months (with this weather it can be hard to tell if we are getting closer to Spring or not!), more inventory will start to become available as sellers capitalize on the busier months of real estate. Simultaneously more buyers will be buying, and will probably keep that inventory level down.

One particular neighborhood where we can see low inventory, with solid numbers of homes that are under contract or that have recently sold is Scofield Farms (also known as just Scofield) in North Austin. Currently, there is ONE house of more than 2000 sqft on the market. There are nine homes under contract. And, nine homes have sold in the last 90 days. (Based on data from the Austin MLS.)

The Park at Walnut Creek: a Smart Place to Buy a Home?

North Austin is experiencing a low inventory of homes, and it is no doubt why so many people want to live in this area: you can be not too far from downtown Austin and close to all the great shopping, dining and entertainment found at the Domain and Arboretum!  There are many communities and neighborhoods in North Austin, but only a select few have extremely low inventory coupled with heightened buyer demand.

One neighborhood in particular that I’d like to highlight is tucked away near the Walnut Creek Metropolitan Park, appropriately named The Park at Walnut Creek.  (The Park at Walnut Creek is a semi-private enclave of homes listed in the north Austin subdivision of Village at Walnut Creek).

I bring up that it is a small neighborhood because that is one of the reasons why residents love to live there – they like its park-like setting and that no through streets run through the neighborhood, truly giving it a small feel right in the middle of North Austin!

The homes were built in the mid-1980’s and this is an HOA community. It is a great community for either finding a home to remodel or, if you prefer, a home that has already been beautifully remodeled!

What do you get for your HOA payment? Well, other than the benefit of having the HOA guidelines to help keep the integrity of the neighborhood, there is a community pool with volleyball net, BBQ pits an a pergola, playground and parks.
