Research on Bella Vista Community Reveals Low Inventory, Rising Prices

Today I took a tour of Bella Vista, a pocket neighborhood consisting of approximately 300 homes in Cedar Park, located just to the north of the intersection at Hwy 620 and Anderson Mill Rd. I took some photos of the amenities offered at Bella Vista and then I came home to do some market research. We all know how strong Austin’s housing market has been, but I was curious to learn if a neighborhood such as Bella Vista is also enjoying the same appreciation rates.

Here are the pictures that I took today of Bella Vista. As you can see, there is a large community pool with Italian Cypress trees, plenty of lounge chairs, and some shaded areas to enjoy. In addition and adjacent to the pool pavilion, you’ll find two playscapes for children of various ages to enjoy.

In 2016, there were 17 homes that sold in Bella Vista (according to Austin MLS data). In 2016, home prices in Bella Vista ranged from $323,000 to $786,000, and the median ratio for Original Listing Price to actual Selling Price was 98.14%. This represents a strong market for homes in this community. On average in 2016, it took approximately 54 days to sell a house in Bella Vista.

Looking at data from January 1, 2017 to the date of this publication (mid-June), you will find that there have been 6 homes that have sold in Bella Vista. Sales prices have ranged from $375,000 to $580,000.

The most notable data point on the 2017 stats chart is the last column: ADOM (Agent’s Days on Market). What this column reveals to us is that homes in Bella Vista are now selling anywhere between 1-21 days on the market, with the average being 9 days on the market (compared to 54 days on the market in 2016!)

As you can clearly see, Bella Vista homeowners are benefiting from owning property in a smaller, boutique-style neighborhood that is currently experiencing ultra-low inventory and heightened demand. If you are thinking about selling your home in Bella Vista, this might be a good time to enjoy the current wave of market activity.

Review of Crestview Neighborhood for Upcoming Open House

In preparation for my hosting of an open house in Crestview this weekend at 7803 Woodrow Ave, I thought it would be helpful to share my knowledge of this popular central Austin neighborhood.

Crestview is a charming neighborhood located only a few miles north of downtown Austin just south of Burnet Road and West Anderson Lane. Within walking distance, community shops, restaurants, services, and other amenities abound. Want to shop at a local grocery store? No problem. Just head over to the iconic IGA Minimax, which has provided for the community since 1953. Top Notch Burgers, established in 1971 and the award-winning burger bar Hopdoddy are right around the corner as well. The famous Alamo Drafthouse Cinema is right around the corner too.

While taking a stroll down the wood lined streets of Crestview, I became better acquainted with the area and discovered bicycle lanes and bus stops throughout the entire subdivision. I was intrigued by the attractive and creative landscaping on many of the front yards that included beautiful gardens and large distinguished oak trees, which offer substantial shade for those hot days in the Texas heat. The homes in Crestview give off vintage vibes with a modern touch. Several friendly joggers and their dogs ran by and I found two separate community parks–Brentwood and Wooten–at opposite ends of the neighborhood. This is a fantastic community and is situated in a perfect location for anyone who enjoys being a short trip away from the cultural centers and attractions that make Austin famous.

Neighborhood Review of River Heights Overlook, a Gated Community in Steiner Ranch

Although the UT Golf Club is the largest, more recognizable gated section in Steiner Ranch, it may surprise you to learn that there are a small handful of other gated communities scattered throughout Steiner Ranch, such as Santa Luz, Lakewood Hills, and River Heights Overlook.

Today, I am going to go into detail about why River Heights Overlook, one of the gated communities mentioned above, is one of my favorite sections in Steiner Ranch!

You enter the gates of River Heights Overlook after you pass the Towne Square community park, Laura Welch Bush Elementary and Canyon Ridge Middle School. And, it is the proximity to those Steiner Ranch landmarks that lands this section at the top of my “Best of Steiner Ranch” list.

Towne Square is an all-in-one community center that the Steiner residents visit frequently. Amenities include tennis courts, basketball court, swimming pools – including a shaded wade pool for the little ones, indoor/outdoor pavilion for parties and more, a great playground, and sport fields. On the weekends you can see soccer games going on or even the hub of a 5K event. Throughout the year, events like movies in the park and a Halloween Trunk or Treat take place at Towne Square. Towne Square is one of the central places in Steiner Ranch for events and to be so close, yet in a gated section, you are in one primo spot in the River Heights Overlook!

In Steiner Ranch, there are three elementary schools and one middle school. Depending on if you are the type of person who prefers to walk to school, you will love how River Heights Overlook is situated in walking distance to the awesome Laura Bush Elementary and Canyon Ridge Middle School (which are also oh-so-conveniently-located right across the street from one another!). That means you can spend all of your children’s pre-high-school-years conveniently right down the street if you live in River Heights Overlook. And, this is the only section this close by that is gated!

If convenience to schools and one of the hubs of Steiner Ranch are not enough for you, the homes and views within River Heights Overlook will win you over. Luxurious, estate-sized homes line the streets and cul-de-sacs in this section, many of which have sweeping canyon and Lake Austin views!

Neighborhood Review of Buckingham Ridge in South Austin

South Austin has remained a popular place for buyers over the last several years, and that popularity will likely remain forever.  If you are looking north of the 290 in south Austin, the latest statistics put the average sales price in the mid/high $400k range for a single family home. That prices out most first-time buyers and many others too.  However, if you go south of the 290, you can find a home still priced in the mid-$200s.

Our featured south Austin community is Buckingham Ridge – a small, non-HOA community nestled between South 1st and South Congress, with William Cannon at its north border.

Our buyers love this little community for two main reasons: its proximity to the hot spots on South 1st/South Congress and because they can still afford a home under the $250,000 range. As mentioned above, there is no monthly HOA fee, and in addition to that, the tax rate is a reasonable 2.46%.

The homes in Buckingham Ridge were primarily built in the late 1970’s – so you get a lot of that character and charm South Austinites love! And, as expected from an older community, it is abundant with mature shade trees.

Neighborhood Review of Meadows at Chandler Creek in Round Rock TX

Today we are writing a review on a mature neighborhood in Round Rock called Meadows at Chandler Creek.  We haven’t been out to this neighborhood in a while, but we were quickly reminded why this is one of Round Rock’s popular places to live.

Where is Meadows at Chandler Creek?

This community is located off of A.W. Grimes Blvd just north of Hwy 79.  Getting to and from this neighborhood is so much simpler now that the 45 Toll Road is completed.  If you’re coming into Round Rock from the north on the I-35, you’ll want to exit Old Settler’s Blvd and make a right onto A.W. Grimes Blvd.  The entrance to the community will be on your left.

Here are a few pictures of the neighborhood that we recently took.  Notice the impressive amenity center and HUGE park area that residents get the luxury of enjoying right near their homes!

I was blown away at just how beautiful and well-manicured the park areas are in Meadows at Chandler Creek.  The park consists of a sand volleyball court, a soccer field, a large covered pavilion, and multiple playground areas too.  It spans several acres and looks like a wonderful place to enjoy an afternoon with your friends and family.

The HOA maintains an amenity center that includes a community pool (with a gated entrance to ensure only residents can enter), several lighted tennis courts, and a covered pavilion area.

Aside from what’s going on inside the community, residents also can catch a baseball game at nearby Dell Diamond, have a great meal at the Salt Lick restaurant or Torchy’s Tacos.  There’s also an H-E-B and a Randall’s grocery store nearby too.

Schools nearby include Double File Trail Elementary, Robertson Elementary and Stepping Stone School for the youngsters.  PFC Robert P. Hernandez Middle School and Stony Point High School are also near the neighborhood for residents.

The amenity center pool was a popular place to hang out on the day we visited Meadows at Chandler Creek.  It looked like everyone was having a good time enjoy the warm Texas summer day.

Neighborhood Review of Gann Ranch in Cedar Park TX

Today we are reviewing an established neighborhood in Cedar Park, Texas, called Gann Ranch.  We feel that this community is desirable to a broad spectrum of residents due to it’s ease of access for commuting to anywhere in Austin, it’s proximity and walk-ability to elementary and middle schools, and it’s overall quality of life for homeowners.

Where is Gann Ranch?

This community lies in a convenient location in Leander off of New Hope Dr (which connects to the 183-A toll road for an ultra-easy commute!)  Gann Ranch is north of Carriage Hills, south of Crystal Falls, and west of Lakeline Ranch.

Here are a few pictures we took of the community and it’s amenity centers.  Residents of the Highlands at Gann Ranch have access to a beautiful amenity center complete with a sparkling swimming pool, covered pavilions, private restrooms and more.  The playground area is also shaded with canvas sail covers so the kiddos can enjoy a day at the playground while being shaded from the warm Texas sun!

Review of Gann Ranch

After spending some time in Gann Ranch, it’s easy to see why so many people choose to call this neighborhood their home.  It’s very easy to get here with the toll roads.  Once you’re here, there is ample shopping and entertainment options nearby, including: the 1890 Ranch shopping center (that features a ton of shopping and dining options such as Longhorn Steakhouse, Buffalo Wild Wings, Natural Grocers and a Starbucks to name a few), a Wal-Mart and an H-E-B grocery store.  One of the greatest features of this neighborhood is for parents of young school-age children:  Knowles Elementary and Running Brushy Middle School are literally adjacent to Gann Ranch on a closed street (it only connects to a main road on one side and the road dead-ends at Knowles Elementary!)  There is a sidewalk hidden behind a cul-de-sac at the rear of Gann Ranch that makes it very easy to bring your kiddos to school without needing to pack up the car and drive them.

Why is Cold Springs a Hot Neighborhood in Leander TX?

What do you do if you work in central Austin, love the Leander ISD schools and want to buy a newly-built home with a budget of under $300,000? You move to Cold Springs!

Let’s take for example a buyer I am currently working with. This buyer’s criteria start with the sentence above. She wants to be able to jump on the 183A quickly for her commute to work, and not live too far north. We’ve made the Crystal Falls Parkway exit her northern boundary.

This buyer also needs four bedrooms and three full baths in a two-story home with at least 2,500 square feet. When you crunch all of her criteria together, Cold Springs in Leander seems to be the perfect (and quite possibly the only!) match.

First of all, the northern (not main) entrance to the community is less than a mile from the 183A. That’s quite an easy jump right onto the toll road! Using Google Maps, it should only take you 30 minutes to get to downtown Austin from Cold Springs…but I’d like to add at least another 15 minutes to that for traffic’s sake. With the sprawling growth of Austin, this is what I’d consider an “acceptable” commute.

Next, anyone driving the northern corridor of Cedar Park and Leander will certainly notice the abundance of new communities popping up in addition to the older, established communities. But, if you have the criteria above (4/3/2 with at least 2,500 square feet), you are going to have a difficult time getting in under $300,000…especially if you want an easy commute to central Austin.

Don’t get me wrong. You can find homes in this price range if you go north of Crystal Falls Parkway, like in Savanna Ranch and Summerlyn, or if you go further west of the 183A, like Crystal Falls and Vista Ridge. But, at this time, Cold Springs provides the easiest access to the toll road taking you south into Austin.

Pulte is the builder in Cold Springs, and they are building very beautiful homes! One of the things I like about Pulte is that they give more to their buyers in this price point than many other builders. Let’s say that they are in the higher-end of the mid-end builders. I especially like how they’ve polled homeowners on what they can do to make their homes better, and they have implemented suggestions like more open floor plans with more functionality.

Cold Springs also has a great community pool, playground with rock climbing wall, basketball court, picnic pavilion and trails.

With Parkside Elementary less than five miles to the community, and Stiles Middle School and Rouse High School less than two miles to the community, this is certainly a conveniently placed community in the Leander ISD.

So, if you are like the buyer I mentioned above and want a great house in an affordable budget in the Leander ISD, while at the same time having easy access to the toll road, call me so we can talk more about Cold Springs. As with any new home builder, you will appreciate having an experienced Realtor negotiating on your behalf when it comes to your biggest investment.

Phase One at La Conterra in Georgetown TX Nearing Completion

Tuesdays are typically pretty slow days for me, so when I woke up this morning, I decided that instead of hanging out at the house and playing catch up on bills, chores, etc., I would take a drive…after all, it was a beautiful day. I dropped the top, put on some shades, and made my way through Round Rock and Georgetown; out on a country road, but not too far from the main drag, I stumbled across La Conterra. The entrance to the neighborhood immediately pulled me in; it was welcoming, manicured and just gave me a feeling of home…and I’ve gotta tell you, after getting out of my car and walking around, meeting the neighbors, I want to live here!

I was immediately struck by how well kept each yard was; people really appear to take pride in their homes…there were landscapers out working to make sure the main entrance was inviting…it definitely was with a great assortment of wild flowers and an amazing stone fence…you get a real impression of class!

Phase one of La Conterra is almost complete and the builders have very limited lots remaining; I did notice that there are about 4 houses on the market though, plus, Phase Two is getting ready to start in the next couple of months…and along with Phase Two, there is going to be an awesome…let me repeat that point…awesome amenity center! I stopped by the sales office, and you know, once you’ve been in one builder sales office, you’ve been in them all, but I was really pleasantly surprised with the experience. Not only did I learn a little bit about the community, but I got to check out the plans and renderings for the amenity center…and we are talking serious amenities…a Junior Olympic size pool, parks, a club house, a work out facility…walking trails…wow…so much to see and do and I know that this would be a great place for a young family to grow!

So why would you want to live in La Conterra? If I’ve not already convinced you with the friendly neighbors, gorgeous landscaping, awesome amenity center, and walking trails, try this one on for size…it’s extremely convenient and in an excellent location! You get the sense that you’re out in the country with wide open spaces and bright blue skys, but in reality, you are minutes from downtown Georgetown, Round Rock, 35 minutes from Temple and 45 minutes from Austin…plus, you have easy access to 130/45, and I-35. As far as local shopping, there’s a new HEB opening in September about 7 minutes from the community, and Ikea, and my personal favorite, the Round Rock Premium Outlets…there are plenty of things for a family to do!

Take a drive out in the country and stumble upon La Conterra, and I think you’ll find yourself wanting to call it home too!

Robust Home Sales in Los Cielos Neighborhood in Del Valle TX

The Los Cielos real estate market is as hot as ever! There have been 9 homes sold in the past 3 months ranging in price from $97,000 to $144,000. There are also 3 pending properties ranging from $99,000 to $156,000. There are currently 7 active properties ranging in price from $60,000 to $179,000.

Where is Los Cielos?

Los Cielos is a neighborhood in Austin’s suburban town of Del Valle — located in close proximity to McKinney Falls State Park which offers camping, hiking, mountain biking, road biking, picknicking, fishing and wildlife observation. Swimming is also allowed in Onion Creek. McKinney Falls also offers screened shelters and group facilities along with an amphitheater. There is also a 500 year old, 103 foot tall Bald Cypress tree named ‘Old Baldy,’ which is one of the oldest trees on public land in Texas. It is open 7 days a week and year round.

Los Cielos is also a short drive from the Southeast Metro Park which boasts a 2 mile long concrete multi-use trail and a 3 mile primitive hiking trail.  There are plenty of other amenities these two parks offer, you can find more info at https://parks.traviscountytx.gov/find-a-park.

The community of Los Cielos also offers a basketball court, playscape, a covered pavilion and a nature pond to name a few. There is also a Homeowner’s Association that takes care of these public areas for a nominal quarterly fee.
